about contract and closing prices on properties they have visited.

the impact of a building’s mortgage structure and financial
history including major capital improvements, maintenance, and
assessments, as well as the percentage of apartments already sold.
We also aid in obtaining the best possible financing by researching banks for
the most attractive rates. In addition, we eliminate the anxiety generated
in seeking board approval by gathering and organizing all of the necessary
information and supporting documentation to submit to the board in a timely
fashion.
Seller’s Market
For sellers who list with Wohlfarth & Associates,
our goal is to get the highest possible price for the property
with the best possible terms. We provide the most current pricing
available through our computer network that includes up-to-date
sales information, anticipated market direction, and personal appraisal
of co-ops, condos, townhouses and lofts. For exclusive sales we
immediately co-broke the property throughout the city with the
help of our extensive list of close real estate industry contacts.
Financially qualified prospective purchasers are shown the property
by appointment only and are always escorted. All of the firm’s
resources are available to our clients throughout the selling process
including the negotiations with the purchaser and the steps leading
to board approval of that prospective purchaser.
MARKETING & ADVERTISING
We provide a free market analysis using comparable
sales in the client’s building and area to aid in determining the best
buying or selling price. We then prepare and distribute very detailed
customized client-tailored information packets to all Manhattan
brokers. At the client’s convenience, we host open house
afternoons or evenings for the public and targeted brokerage firms.
In order to achieve the best possible outcome, Wohlfarth &Associates
combines strategic high-visibility print advertising in prominent
publications such as The New York Times, The New York
TimesMagazine, New York Post, and The New Yorker,
with beautifully-crafted color brochures, direct mail pieces including
